The property is comprised of 5 parcels totalling 21.5 acres. The community is accessed by dedicated public roads into and throughout the community. The roads are owned and maintained by the Township. There is one private road that is gravel. The topography offers the following characteristics; flat, rolling, terraced and hills. There are 14 fee simple residences that are served by the water system.
Water is supplied by two wells and supported by a 20,000 gallon water storage tank. Sewer is on site. Discharge for the sewer is into a drain field that is capable of handling the entire community with all sites filled. Electric is overhead within the community, underground from the poles to individual home sites. Trash removal is provided by the community with individual lot/site pick up.

72 fully developed home sites. 3.5 acres of additional substantially level ground and 5.8 additional acres that are on a hillside with southern exposure.
Number of Park owned homes
2 homes are owned by the community that are part of the sale. There are three homes that are vacant and abandon in the park that are in various states of repair.
The community is situated @ 10 minutes from Carrolltown Borough and 20 minutes from Johnstown off of Rt. 219. The community is mixed with vinyl/shingle and metal on metal homes. It is an all age community with pets being allowed in privately owned homes. The grounds are rolling and terraced. Most home sites allow for doublewide homes that are perpendicular to the road system. There is a “pump house” that houses the water filtration equipment and a 20×20 service garage. The water system and sewer system infrastructure is owned and maintained by the community.
All home sites have a written lease.
